Setting a new bar for green living, the region's first 100% smoke-free apartment building has opened in Crystal City, at 220 Twentieth Street.  
 
With 19 floors of apartment residences that integrate eco-friendly LEED-certified design with luxury finishes and amenities for a blend of clean, green living with elegant aesthetics, the community features some of the very best, sweeping panoramic views of Washington DC in the entire metro region. The views are simply a killer.

The 265 residences feature spacious open floor plans ranging from 1 bedroom, 1 bath residences with or without balconies to 2 bedroom, 2 bath penthouse residences.

220 Twentieth Street welcomed its first residents just this summer, and is already over 40% leased.
 
“Being smoke-free is consistent with our environmentally focused philosophy at 220 Twentieth, said Mitchell Schear, president of Vornado/Charles E. Smith. “It not enough to develop green buildings, we want to support a way of living that also protects the environment.”

“Being smoke free is a big differentiator for our residents, who want to live an eco-friendly, healthy lifestyle,”  said Julie Smith, a senior vice president of Bozzuto Management Group, which is leasing and managing the property.

Crystal City’s 220 Twentieth, boasts one of Washington’s most expansive views in the region--overlooking Washington’s monumental skyline and Potomac River from its 20th floor rooftop pool. It is currently leasing units ranging from 1 bedroom, 1 bath to penthouse units that boast 1,600 sq ft of living space within their 2 bedroom, 2 bath layouts.    

The building integrates LEED-certified design with luxury finishes and amenities for "a true blend" of clean green living with elegant aesthetics, Smith said.
 
The building also offers a wide range of unique amenities and services including the Luna Lounge rooftop pool and deck, the SkyClub fitness center, and the Crescent Room, featuring billiards and entertaining areas.

Green is the New Luxe
 
Created as a warm, modern space that embraces a healthy and green lifestyle, 220 Twentieth Street is one of the first residential buildings designed to seek LEED certification.
 
In fact, the building was created by recycling the “good bones” of an existing office building, adding an additional six stories, and completely redesigning its spaces, systems, and façade.

"Because the existing building was not demolished to make way for the new 220 Twentieth Street, we avoided sending over 17,000 tons of building waste to the landfill," Smith said.  "And nearly all of the construction waste that was created -- from removal of existing facades, walls, carpeting, etc. -- was recycled."

In addition to minimizing waste, low-emitting VOC (volatile organic compounds) paints, carpets, adhesives and sealants were used in construction, which, in addition to the building’s state of the art air-filtration management system, improve indoor air quality.

New residents even receive Compact Fluorescent Bulbs as part of their new resident welcome package. Green cleaning products are used throughout the building, and Energy Star  appliances and water efficient fixtures are standard in each residence.

220 Twentieth Street is located in the heart of Crystal City, 12 minutes from downtown DC on the banks of the Potomac.  The neighborhood includes dozens of restaurants, an abundant, diverse shopping community and two fitness clubs.
 
The building also offers "room service" from McCormick & Schmick’s located at the street level, as an added convenience.
